Contracts accepted this week

Fox Valley Market Update August 31 2019-Contracts accepted this week

Contracts accepted this week on single family homes was slightly lower this week.  227 this week compared to 234 the week before.  Not too bad for the hustle of the kids getting back to school and Labor Day coming up.

Contracts accepted so far by the month for 2019:

  • January-608
  • February-832
  • March-1,375

  • July-1,090
  • August-1,211

Total-9,306    May so far is the busiest month for contracts accepted by sellers.

You are probably wondering why I am keeping track of when contracts get accepted but I do think it is important.  When you look back at the month with the most listings you see that it makes sense.  March was the next highest month for new listings and it is also the next highest month for contracts accepted.  Buyers had more choice.

Look at the communities this week that sellers accepted the most contracts:

Fox Valley Market Update August 24 2019-Contracts accepted this week

Contracts accepted on single family homes this week were slightly up this week.  234 this week compared to 212 the week before.  When something special comes on the market no matter how busy you are you need to jump on it.  Homes that have been on the market either need to be made special or drop the price to get a buyer interested.

Contracts accepted on single family homes in 2019 by the month:

  • January-608
  • February-832
  • March-1,375
  • April-1,307

Not every home that received an accepted contract closes.  Sometimes things come up during attorney review or the home inspection that buyer and seller do not mutually agree upon.  Sometimes the buyer’s loan does not get approved either because something comes up on their credit that can’t be resolved or the appraisal does not appraise for the agreed upon price.  Buyer’s sometimes lose their job during the process  Many things can happen during the process.  Keeping on top of things is very important.

Look at the communities that seller’s accepted the most contracts this week:

Aurora-37                                       Bolingbrook-15                                        Geneva-10

Naperville-42                                  Oswego-1-                                                Plainfield-25

St Charles/Campton Hills-16

Short Sales accepted this week were still low.  Only 1 this week compared to 2 the week before. This is great!  Bolingbrook was the only community this week with an accepted contract.

Sellers also accepted contracts that are contingent on the buyer closing on their current home. 5 with a kick-out clause of 72 hours, 6 with 48 hours and 6 with 24 hours.

Contracts were also accepted by seller’s that are contingent on the buyer selling and closing on their current home before purchasing.  4 with a kick-out clause of 72 hours and 6 with 48 hours.

Fox Valley Market Update August 17 2019-Contracts accepted this week

Contracts accepted this week of single family homes were down.  212 this week compared to 249 the week before.  Again I think this is due to school starting or getting ready to start for some.

I think it is important to look at the months that people are making decisions to purchase.  It changes a little bit each year.   A lot of it has to do with inventory.  Some people end up looking for months.  It depends on what price range you are in.  Under $200,00 it is hard to find.  You have more choices above that price range.

Look at the communities that sellers accepted the most contracts on single family homes this week:

Aurora-37                                                  Bolingbrook-15                                                Geneva-10

Naperville-42                                             Oswego-10                                                        Plainfield-25

St Charles/Campton Hills-16

Short sales this week on single family homes were down this week.  2 this week compared to 7 the week before.  that is good news.  there were 1 each in Aurora and Montgomery. Now they will be submitted to the lender to see if they will also accept.

Contracts were accepted this week by seller’s that are contingent on the buyer closing on their current home before purchasing.  6 with a kick-out clause of 72 hours, 11 with 48 hours and 1 with 24 hours.

Seller’s also accepted contracts on single family homes that are contingent on the buyer selling and closing on their current home. 1 each with a kick-out clause of 72 hours and 48 hours.

So far May is the month with the most activity all around.  New listings, closed homes and contracts accepted.  Not all contracts accepted end up closing. Some come back on the market after the home inspection that might have an issue the buyer and seller can not negotiate a resolution to the issue.  Other ones the financing might not get approved.  The majority of them do close though.

Just under 60% of the new listings that came on the market have closed.  Slightly under 80% have gone under contract.  The other 20% either need to make improvements, lower price or both.  If you are not getting showings or they have slowed down you need to rethink price and condition.

Contracts accepted this week were slightly off of the week before. 302 this week compared to 338 the week before.   It was another rainy week.  I don’t know if that contributed to it but we are tired of the rain.  Next week it looks like only Wednesday will be raining,  It is a good time to look at homes when it is raining though to see if there are any leaks or water in basements.  So rain sometimes is a good time to look at homes.

Here are the communities that Sellers accepted the most contracts this week:

Information to check out:

Now is a great time to sell or purchase a home.  Many lenders are coming up with new loan programs and they also help out with down payment so it is good to check with them.  They also help you with bringing up your credit score so you can hopefully get a better interest rate.  Let us know what questions you have.
