Fox Valley home prices July 16th.  I am late posting this blog post because I was enjoying time with my grandkids last week.  Data was downloaded Saturday morning like usual.  I give you the numbers instead of percentages so you can actually see the activity.  I will show you the new listings, closed listings, median prices, financing used, 2022 by the month and how many contracts were accepted by seller’s this week.  We will also show you some good resources you can use for information or help. 

New listings this week were up.  277 this week compared to 257 the previous week.

Closed listings were also up.  241 this week compared to 175 the previous week.

It is still a tight market.  When new listings start to exceed closed by a wider margin prices will continue to rise.

If you are thinking about buying a home get all your financial information together, and get it to your loan officer, so they can put you through underwriting so you can get approved before even looking at homes.  You will know that you qualify for the homes that you are looking at,  and the seller will not worry about accepting your offer knowing that you have already gone through the process.  As long as the home appraises out and title work is done it will close.  Waiting until a week before closing to find out you are approved is crazy.

Fox Valley home prices July 2nd.  This week in addition to New listings, closed listings, contracts accepted, median prices we will also take a look back at 2021 and 2020 so you can see how this year is going.  The majority of this week was in June so we will count it in with June totals.

New listings this week were down significantly.  207 this week compared to 295 the previous week.

Closed listings this week were up significantly.  344 this week compared to 224 the previous week.  The end of the  month is when most buyer’s want to close.

2020 was the best year for New listings, and 2021 was best for closings. 2022 was the lowest for new listings.  Inventory has steadily decreased each year.  You can see why prices have increased the way they have.

As you can see above, the most common loan type seller’s are looking for right now is a Conventional loan. It helps to get familiar with the different types of loans.

Take the extra step and get all your financial information to a loan officer and have them put you through underwriting so you know how much you are approved for before looking at homes.  It will put you in a better position if you are up against other offers.  I think they should of been doing this all along.  It is hard to wait until a week before closing to find out you are approved.  Sometimes there is last minute things that come up and so late in the game are hard to resolve so your closing date gets moved.

Check with your loan officer to see what interest rate they will be offering you.  It depends on your credit score.  If you need to improve your score they can help you.

Some lenders are offering to put you through underwriting when you start the process of wanting to buy a home.  Get then all your financial information.  This takes out all the guess work so you and a seller know that you are approved for a loan up to a certain price.  If the home inspection goes well and the appraisal comes in at the contract price you are set to go and can close soon.  Home inspections are not cheap.  Why not get approved so you don’t have to worry that you are spending money on it when you don’t know if you will get approved.
