Fox Valley market update June 15 2019. New listings of single family homes were up this week. 433 new this week compared to 401 the week before. This should make buyer’s happy if they are in the price ranges that they are looking in.

- June so far-834
Closing this week were slightly down. 294 this week compared to 326 the week before. These numbers will increase as we get closer to the end of the month when most buyer’s want to close.

- June so far-620
So far May is the biggest month for new listings and closings.

Contracts accepted this week
Contracts of single family homes were slightly down this week. 317 this week compared to 336 the week before. That is not too far off. So many people are busy with the end of school and graduations. Some even out of town.
Look at the communities this week that seller’s accepted the most contracts:

This gives you an idea of the closings to come and which months buyer’s found a home an acted on it. So far May has been the best month to list a home, close on a home and get a contract accepted on a home.
Short sales accepted this week were still low. 2 accepted this week by seller’s compared to 1 the week before. This week there was 1 each in Aurora and Bolingbrook. Now they will be submitted to the lender to see if they will also accept as written.
Seller’s accepted contracts that are contingent on the buyer closing on their current home. 10 with a kick-out clause of 72 hours, 16 with 48 hours and 3 with 24 hours.
Contracts were also accepted by seller’s that are contingent on the buyer’s selling and closing on their current home. 4 with a 72 hour kick-out clause, 4 with 48 hours and 3 with 24 hours.
