Fox Valley market update May 4 2019.  New listings of single family homes were almost identical to the week before. 403 this week compared to 405 the week before.  We love a consistent market!  If you can’t find a home in the community you are currently looking in with the price range you need.  Look at the chart above and see where you should be looking.

Closed listings this week were way up.  301 this week compared to 208 the week before.  Monday and Tuesday were the last 2 days of April. I bet a lot of the closings happened those 2 days.  Most Buyers want to close at the end of the month.

Contracts accepted by Sellers was up slightly this week.  338 this week compared to 311 the week before.  We have had nothing but rain. It has not kept the Buyers away though.  They know that they better look now or they will miss out on a property.  You can’t sit back and wait for a better time.

So far this year March has been the best month over all.  May is looking like the month to pass up March. We are off to a great start this month.  Don’t sit back and wait.  It still is a great time to get your home on the market or look for a home to purchase.

Short sales accepted by Sellers is exactly the same this week as the week before.   3 both weeks.  Now they will be submitted to the lender to see if they will also accept as written.

Contracts were accepted by Sellers that are contingent on the Buyer closing on their current home before purchasing.  9 with a kick-out clause of 72 hours, 13 with 48 hours and 2 with 24 hours.

Sellers also accepted contracts that are contingent on the Buyer selling and closing on their current home before purchasing.  3 with a kick-out clause of 72 hours, 7 with 48 hours and 1 with 24 hours.

Fox Valley market update-April 27 2019.  New listings of single family homes are up this week!  405 this week compared to 341 the week before.  Great news for buyers that are having a hard time finding just the right home in the right location. There is more to choose from.  If you are having a hard time finding a home in a certain location let us know. We will see what we can do.

Fox Valley market update-April 20 2019.  New listings of single family homes this week were way down.  341 this week compared to 433 the week before.  This is most likely due the the holiday.  They might want to wait for showings to start after the holiday because of going out of town or company coming into town.

Fox Valley market update-April 13 2019.  Spring market is humming along.  New listings of single family homes is up this week.  433 new homes on the market compared to 415 the week before.

April is usually the best month of the year to sell your home.  Don’t miss out on this opportunity if you are thinking about making a move this year.

Buyers that are looking to purchase a home over $200,000 have a good selection to choose from.  Under that price is still kind of hard to find.  You might need to expand the areas that you are looking at.

Closed listings of homes is down this week.  174 this week compared to 202 the week before.  This is not unusual.  The last week of the month is when you will see the most.

Market update Fox Valley-April 6 2019.  The market continues to improve.  New listing this week were up.  415 new single family homes listed compared to 351 last week.  As you can see, if you are looking for a home above $200,000 you have a better chance of finding something that fits your needs.  If you are below that you have to look a little harder or expand the communities that you are looking in.

Market update Fox Valley-March 30 2019.  New listings of homes this week were consistent with last week. 351 this week compared to 359 the week before.  March was very consistent throughout the month.  You should be able to click on the picture above to make it bigger.  If you would like me to email it to you let us know.

We still have 8 days left of the month.  You can see how things are progressing.  Spring is here and the weather is starting to improve.  If you want to sell this year now is the time to do it.

Closed listings of homes this week were slightly up.  175 this week compared to 166 last week.  These numbers will increase next week because it is the last full week of the month.  That is when most Buyers want to close.

Contracts accepted this week were up.  304 this week compared to 283 last week.  These numbers will continue to go up if the inventory of homes continues to go up.

Short Sales this week were half of what they were the week before.  4 this week compared to 9 the week before.  There were 2 in Aurora and 1 each in Plainfield and Sandwich.

Sellers accepted contracts that are contingent on the Buyer closing on their current home before purchasing.  9 with a kick-out clause of 72 hours, 11 with 48 hours and 1 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home.  6 with a kick-out clause of 72 hours, 3 with 48 hours and 1 with 24 hours.

Market update Fox Valley-March 9 2019.  Spring market is here and pretty consistent so far. 327 new listings of homes this week compared to 344 last week.

  • January total new listings of homes-878
  • February-1,032
  • March so far 671

We are only 9 days into March and look at it compared to January.  We are on our way at passing up the totals for February as well.

Closed homes this week were down but that is to be expected with the beginning of the month. 131 this week compared to 243 last week.

The numbers should increase as the month continues. You do not want to miss this market if you are wanting to sell this year.  It is time to get your home on the market.

Contracts accepted this week were higher than last week.  267 this week compared to 224 last week.  Increased inventory really helped with these numbers this week.

We are definitely passing up January numbers and are already passed the halfway mark with February numbers.  March should be a fantastic month if new homes continue to come on the market.  Inventory of homes to show buyers has been an issue for the last couple of years.

Market Update Fox Valley-March 2 2019.  Spring market is here!  We went into high gear this week.  344 new listings of homes this week compared to 261 last week.  January saw 878 new listings of homes, February saw 1,032 and this week 344.

Closed listings this week were also up.  243 this week compared to 120 the week before.  Most of those were the end of the month of February.  January saw 407 closing for the whole month, February saw 465.

Contracts accepted this week were up slightly up.  224 this week compared to 218 last week.  There are more homes on the market now to view so these numbers should go up next week.  You need to be ready to go just in case you find a home.  Your pre-qualifying letter should be no more than 30 days old.   If it is, contact your loan officer to update it.

Consistent describes the market this last week.  261 new listings this last week and 265 the week before.  The market is increasing as we head into Spring market though.  So far January had 878 New listing and February 1,032 and we still have 5 more days to go.

Closed listings this last week were also consistent.  120 this week compared to 118 the week before.  January there were 407 closed listings of homes and so far this month there have been 465.
