12 7 19 market update Fox Valley.  New listings of single family homes were significantly up this week. 173 this week compared to 100 the week before.  We are in the first week of December and had a full week.  Last week was a holiday week and short a couple of business days.  That really has an impact on activity.  Above we have pictures you should be able to click on to make larger.  The first ones shows the activity for the week.  The next 2 show the active listings of single family homes in Kane and Kendall Counties. It is broken down so you can see how many homes are available in each price range.  Both of those show that the price range $250,000-$299,999 have the most homes.  If that is not your price range you can see the amount of homes to see are more limited.

Closed single family homes this week were slightly down.  142 this week compared to 154 the week before.  It is the beginning of the month.  Most buyers prefer to close closer to the end of the month.

Contracts accepted this week on single family homes were pretty consistent with the week before.  127 this week compared to 133 the week before.  These numbers are low though.  You have to go back to January to see these numbers.  There is still activity but nothing like Spring or Summer markets.  Now is the time pricing your home is most important.   If you are overpriced it will just sit there.

These are the communities that consistently do the most activity.  I am surprised St Charles is not one of them listed here.

There were 3 short sales accepted this week.  2 in Bolingbrook and 1 in Plainfield.  Now they will be submitted to the lender to see if they will also accept as written.

Sellers accepted contracts that are contingent on the buyer closing on their current home.  2 with a kick-out clause of 72 hours, 3 with 48 hours and 1 with 24 hours.

11 30 19 Market update Fox Valley. Market was down this week significantly.  100 this week compared 166 the week before. It was a holiday week so we really only had 3 business days so this is to be expected.

Closings this week were also down significantly.  154 this week compared 224 the week before.  You can’t judge the market on this holiday week.  Even REALTORS® took some time off to travel or prepare for Thanksgiving.

Some of those new listings are homes that have been relisted.  Not all listings that receive contracts close.  Some might have an inspection issue that can’t be negotiated to resolve or something might come up on the new title search that can’t be easily resolved.  You need a good REALTOR® and real estate attorney that can help get through some of these issues.

Some of these new listings of single family homes are listed as new then after a couple months are canceled and relisted as new again so tht figure might not be correct as far as how many homes were listed as new.  They might of been counted twice or more.  Not all contracts accepted end up closing.  Buyer might have trouble getting financing or during the attorney review and inspection period issues sometimes can come up that do not get resolved.  It is very important to have a good REALTOR® and real estate attorney to help resolve any issues that come up.  Most can be resolved if handled correctly.  Others will take too much time to resolve so everyone moves on.

Keeping tract of contracts accepted is important to keep a eye on how many buyers are still out there willing to write an offer and to also decide if you need to adjust pricing.

Not all homes that are listed sell.  They might need too much work and are not priced right.  Also, not all contracts that the seller accepts close.  Some of them do not get passed home inspection and attorney review period.  You need a good REALTOR® and real estate attorney that explains the process of the home inspection and expectations and can negotiate issues that come up.

Once a contract is accepted there is a review period where the buyer can do inspections and attorneys can review the contract.  Not all contracts that get accepted close.  Sometimes issues come up that can’t be resolved or maybe the loan might not get approved.

Fox Valley market update September 7 2019.  New listings this week were slightly up.  313 new listings of single family homes this week compared to 290 the week before.  Now that we are past the holiday and school starting we can get back to normal.

Contracts accepted this week on single family homes was slightly down this week.  211 this week compared to 227 the week before.  This should go up next week since we are now past the holiday and a short week.  Keep in mind that not all contracts accepted close.  They need to get past home inspection, attorney review and the loan approval. So things can happen during that process.

If you are thinking about buying you need to talk to a loan officer first to get pre-qualified so you know what type of loan will work for you and the price range.  What type of loan you choose will determine the condition the home must be in.  If you find a home that needs repairs and the seller is not willing to do them and you have the money you can set up an escrow account if it is under $5,000 for repairs.  If it is over that amount you will need to get pre-qualified for a loan that will allow you to make the repairs.  This is a different kind of approval.  Separate from the normal approval.  We can talk to you more about this or your loan officer can explain it to you.

Fox Valley market update August 3 2019.  New listings of single family homes were slightly down this week.  328 this week compared to 346 the week before.  Did these people want to enjoy their home for 1 more summer before they sell?  Maybe that is the case or maybe with the delayed Spring and all the rain we had they finally have their home market ready.

So far May has been the busiest month for new listings, closings and contracts accepted.  Not all contracts accepted close.  Some come back on the market.  They either had a home inspection issue that could not be negotiated or buyer could not obtain financing.  Sometimes there are other issues that come up.  These are times that are most important to have a good REALTOR and good real estate attorney to work through the issues.

Fox Valley market update July 13 2019.  Thing are picking back up again since the holiday.  407 new listings of single family homes this week compared to 287 the week before.  What a difference a week makes!  July is usually a slow month with everyone going on vacation.  It is a good time to go on vacation right after you list your home.  Your home is easier to show and you don’t have to be inconvenienced with all the showings. It might even sell while you are gone.  Wouldn’t that be nice!
