2021 market update week 9.  Here in the Fox Valley new listings of single family homes are up.  190 this week compared to 152 the week before.  The gorgeous weather we are having has prompted sellers to get going on putting their homes on the market.  We are very excited about that.  There just is not enough homes for buyers to look at and this is helping.  We still need more so let us know if you are thinking about selling.

Closed listings of single family homes was slightly higher.  213 this week compared to 208 the week before.  Some closing that should of closed at the end of the month spill over to the beginning of the next month.  Next week they might be slightly lower and then will pick back up as we get closer to the end of the month when most buyers want to close.

We are still closing on more homes than are coming on the market.  It continues to be a seller’s market.  Prices are still rising.

2021 market update week 5.  Slightly more listings of single family homes added this week.  128 this week compared to 120 the week before.  Buyer’s are looking for so much more to hit the market.  Especially more in each price range.  Multiple offers are here until we see a big jump in homes coming on the market.

Closed listings of single family homes was slightly down.  146 this week compared to 159 the week before.  The decrease from the end of January to the beginning of February was not that great.  They should slightly increase from here to the end of the month.

Contracts accepted on single family homes this week was slightly higher.  251 this week compared to 246 the week before.  These numbers would be so much higher if there were more homes on the market.  It does not seem to matter what time of year it is like most years.  Buyer’s have been looking and waiting for so long that they will grab a home when they can get it.  It makes it kind of hard when you are working around a lease.

Market update Fox Valley week 52.  The market slowed way down this week with the holiday.  Only 62 new listings of single family homes this week compared to 100 the week before.

Closed listing were also down.  163 single family homes this week compared to 242 the week before. Next week we should see a big jump because it is the last week of the month and year.

Closed is the most important column. These are actual numbers.  September was the best month so far this year for closed single family homes.

New listings sometimes are relisted as a new listing when they are not.

Contracts accepted can sometimes not make it through the home inspection and attorney review period for many different reasons.  So both of those columns are not actual numbers.  

Next week will be the last week of the year.  We will compare this year with 2019 and 2018 so you can see how this year compares to those 2 years.

We had no idea in February how this year would go.  Buyers were out there wanting a bigger home for a home office and space for e-learning and a bigger yard.  Inventory has remained low so prices have gone up.

Market update Fox Valley week 49Market update Fox Valley week 49.  New listings of single family homes are up 42.86%.  130 this week compared to 91 the week before that was Thanksgiving week.  Holidays can make a big difference.

Closed listings of single family homes were up 52.33%.  294 this week compared to 193 the week before.  When you have a holiday at the end of the month some of the closings get pushed back to beginning of the next month.  It is hard to get them all in in 3 days.

We are heading into the final weeks of the year.  Most of the sales now will most likely close in the new year unless it is a cash sale.

Contracts accepted this week were down 5.08%.  187 this week compared to 197 the week before.  Not too bad when the week before we were way down in new listings.  Not a lot of choices for the amount of buyers that are out there.  We are still seeing multiple offers.

You need to have a good strategy in place right now if you are a buyer.  You need to be ready to go look and not hesitate to write an offer.

The closed column is the most important one.  These numbers show you what actually happened.  New listings and contracts accepted columns are inflated with homes that could of been relisted as new or received a contract and did not go through and then received another contract.

September so far is the best month for closed homes.  Usually it drops off a little after school starts but not this year.  It is still a sellers market.  There are more buyers than homes for sale.  This has caused prices to rise.  Interest rates are still fantastic!

Some people don’t realize how good the market is right now.  They think because of the pandemic the market is not moving but it sure is.

Market update Fox Valley week 48.  New listings of single family homes are down 39.34%.  91 this week compared to 150 the week before.  It is a holiday week so that makes it tough.  This week we should bounce back.

New listings for 2020 is way behind 2019 and 2018 but these numbers are not accurate.  Some of these have been relisted as new even though they have been on the market.  New construction has helped buyers that are looking and just can’t find anything.  Homeowners don’t realize how many buyers are out there looking.  They think because of the pandemic that housing isn’t moving.  We are still getting multiple offers on homes.  Inventory of homes for sale has been severely low for a few years causing pricing to really go up this year but interest rates are fantastic.

Contracts accepted numbers are also not accurate.  Some of these contracts do not make it through the home inspection and attorney review period.  They go back on the market and then get another contract.   Buyers in this market know they have to be ready to write a contract or they will lose out on a home.

Market update Fox Valley week 47.  New listings of single family homes were about the same.  150 this week compared to 152 the week before.  This is typical for this time of year before the holidays but this year the amount of buyers out there ready to buy is not getting satisfied.  Multiple offers are a common thing right now.  Buyers are using escalation clauses, waiving home inspections and trying to be creative to win.

Closings on single family homes this week were up 54.77%.  308 this week compared to 199 the week before. Next week is going to be a short week with the Thanksgiving holiday so that is why there is such an increase.

Closings were also up by 37.5%.  297 this week compared to 216 the week before.  They should increase as we head to the end of the month.

Contracts accepted this week on single family homes were up 15.41%.  307 this week compared to 266 the week before.  34.65% more single family homes taken off the market with contracts than new listings coming on the market.  It is time for you to get your home on the market if you want to sell this year.

These sellers still feel confident in the market that these buyers will get through their contingencies and close.

Closed is the most important column to look at.  This is what actually happened.  New listings can be relisted so they might be counted twice.  The same for contracts accepted.  Some of them do not make it past the home inspection and attorney review.  They go back on the market and then get another contract.  They might also be counted twice.  Sometimes even more.

July is the best month so far.  This is not typical.  July is usually a slow month when most people are on vacation.  The pandemic stalled the market in April and then started back up strong in May.  So many people I have talked to that have not been paying attention to what is going on in the real estate market are surprised to hear how well the market is doing during this time.

Market update Fox Valley week 36         Market update Fox Valley week 36.  New listings of single family homes are up this week.  255 this week compared to 241 the week before.  Great news!  Any increase is very welcome.

Closed listings of single family homes were also up this week.  357 this week compared to 325 the week before.  Some of these were on the 31st of August and we are including them in this first week of September.  Most buyers do not want to close in the beginning of the month because they need to bring a whole month of interest along with other closing costs to the closing.  Some of these closings are getting pushed to the next week because of the loan not processing in time.  There is a lot of activity along with a lot of homeowners refinancing because the rates are so fantastic right now.

July is the best month so far this year.  You need to mainly focus on the Closed column.  New listings can be misleading.  Sometimes the same listing comes up as new after a period of time if it does not sell right away.  Contracts accepted do not always close.  Sometimes they do not make it past the home inspection and attorney review period so they might go back on the market and then get another contract.  We can check on that for you.

Solds are the most important figures to look at.  Those are actual numbers.  New listings can be canceled and relisted.  Contracts accepted might not actually close.  Some of them don’t make it past the home inspection and attorney review or the buyers loan does not go through.  That is why there is such a big difference in the totals.  Some of them get accepted, canceled and relisted and contract accepted again.

week before.  Hope people are waiting until after the holiday to put their home on the market.  Inventory continues to remain extremely low.

Closed listings were 48.39% higher.  368 last week compared to 248 the week before.  Monday and Tuesday were the last 2 days of the month of June. A lot of them might of closed in those 2 days.  Most buyers want to close at the end of the month.
