 Fox Valley home prices March 23rd.  42 degrees and sunny today and It is going to be mid 40’s to 60 for the next couple of weeks. 

New listings this week are slightly down.  171 this week compared to 181 the previous week.

Closed listings are exactly the same.  137 both this and last week.

Closed median price this week $449,900, last week $425,000.

Conventional financing was used to close on 99 homes this week at median price $449,990 with 33 days average market time, last week 101 homes ate median price $434,990 with 37 days average market time.

Cash was used to close on 24 homes this week at median price $532,495 with 36 days average market time, last week 22 homes at median price $360,000 with 18 days average market time.

FHA financing was used to close on 11 homes this week at median price $419,999 with 71 days average market time, last week 8 homes at median price $305,000 with 22 days average market time.

VA financing was used to close on 1 home this week at $630,000 with 5 days average market time, last week 6 homes at median price $511,500 with 20 days average market time.

2,000 SF or more closed on 91 homes this week at median price $525,000 with 43 days average market time, last week 79 homes at median price $540,000 with 40 days average market time.  Minimum price this week $240,000, last week $247,000.

Conventional financing continues this week to be the trend for what seller’s are accepting for financing the most.

Under contract this week

Homes that went under contract this week are up.  215 this week compared to 186 the previous week.

Seller’s accepted contracts that are contingent on the buyer closing on their current home. 1 with a kick-out clause of 72 hours and 2 with 48 hours.

Also, seller’s accepted contracts that are contingent on the buyer selling and closing on their current home.  2 with a kick-out clause of 48 hours and 1 with 24 hours.

Median price of homes that went under contract this week $450,000 with 33 average market time, last week $422,500 with 31 days average market time.

Not every home that accepts a contract closes.  Sometimes they do come back on the market.  It doesn’t seem to be happening too much right now though.
