New listings this week are up. 271 this week compared to 226 the previous week.
Closed listings are consistent. 231 this week compared to 221 the previous week.

Conventional financing was used to close on 165 homes this week at median price $492,000 with 34 days average market time, last week 173 homes at median price $470,990 with 28 days average market time.
Cash was used to close on 37 homes this week at median price $520,000 with 40 days average market time, last week 25 homes at median price $535,000 with 58 days average market time.
FHA financing was used to close on 19 homes this week at median price $325,000 with 16 days average market time, last week 17 homes at median price $362,000 with 41 days average market time.
VA financing was used to close on 6 homes this week at median price $438,445 with 14 days average market time, last week 6 homes at median price $360,000 with 36 days average market time.
2,000 SF or more closed on 144 homes at median price $552,500 with 39 days average market time, last week 136 homes at median price $544,000 with 35 days average market time. Minimum price this week $276,900, last week $259,100.
Until more homes come on the market or more homes are built in every price range I think we are going to see buyers use Conventional financing or cash to get their offer accepted. This week Conventional 165 + Cash 37 = 202 which represented 87% of the homes closed this week.

Homes that went under contract this week are consistent. 224 this week compared to 227 the previous week.
