Market Update Fox Valley-February 16 2019Market update Fox Valley-February 16 2019.  New listings were down this week.  265 this week compared to 325 last week.  That puts at 771 for the month so far.  January New listings were 878 total so we are only halfway through the month and we have almost met last months total.  They will keep picking up as we head into Spring market.

Closed listings were up this week.  118 this week compared to 84 last week.  That puts us at 343 for the month so far. January Closed listings were 407 total.  We have almost met that total as well.  Closed listings should increase as we head into the end of the month when most Buyers like to close.

Market update Fox Valley-February 9 2019.  The first picture is sold single family homes in the last 10 years in Kane and Kendall County.  I thought you might be interested to see the trend.  Kendall County did not dip in price as low as Kane County did but they are back up there slightly above Kendall County now.

New listings this week were way above last week!  325 this week compared to 181 last week.  If you are a buyer you are thrilled that there is so much more to see. Thinking about selling? Market update Fox Valley-February 2 2019. New listings were lower this week  181 new listings this week compared to 209 last week.  Not too bad with the sub zero temperatures we had for 3 days this week.

Closed listing almost doubled.  141 closing this week compared to 82 last week.  Unbelievable that some of these closings still happened with the sub zero temperatures we had for the last 3 days of the month.  These people will definitely remember their closing and moving day!

Some of these might have been postponed because of the weather.

Market update Fox Valley-January 26 2019.  New listings were not far off of the number last week.  209 new listings this week compared to 224 last week. That is not too bad for the weather we are having.  It was a real mild winter up until this week.  We are really going to hit the low temperatures next week.

Closed listings were another story.  They were way down when they should be going up with the end of the month but the holidays contributed to these low numbers.  82 closed homes this week compared to 115 last week.  There is 4 business days next week for the end of the month so we should see higher numbers next week.

New listings are really starting to pick up.  279 new listings this week compared to 166 last week.  Buyers you now have more choices to choose from.  If you need to update your preapproval letter now is the time to do that.  It should be no older than 30 days.

Closing this week were pretty close to last week.  101 closings this week compared to 109 last week.  Last week some of them were ones that didn’t close by the end of December and had to carry over into the new month. The beginning of the month is usually slower with closings.  They should pick up as we get closer to the end of the month.  That is when most buyers want to close so they can bring less money to closing.

Market Update Fox Valley-December 29 2018.  This was a short week with Christmas Eve on Monday and Christmas Day on Tuesday.  New listings were way down.  81 new listings this week compared to 134 last week.  The last new listings for 2018.  2019 might be the right time for you to think about selling and making a change. Either downsizing, finding something with more room or closer to work. Contracts accepted this week were also down. 89 this week compared to 121 last week.  Next week will also be a short week with New Years Eve on Monday and New Years Day on Tuesday.  The 2nd week of January we should get back to normal.

Market update Fox Valley-December 22 2018. New listings were up this week.  134 this week compared to 119 last week.  Most communities saw lower new listings this week than normal.  Oswego new listings were higher than normal.

Closed listings this week were slightly higher.  167 this week compared to 152 last week.  This was the last full week of 2018.  Next week with the holiday there will only be 3 business days.  We will see if the the numbers go up next week with people trying to close before the end of the year.

Contracts accepted this week were almost the same as last week.  121 this week compared to 126 last week.  People are still buying even throughout the holidays.  No it is not Spring market but things have not stopped completely.

Market Update Fox Valley-August 4 2018Market update Fox Valley-August 4 2018.  This week we saw a very nice increase in new listings of single family homes.  363 this week compared to 294 last week.  Sellers are finishing up with their vacations and getting down to business of putting their homes on the market.

Closed listings were also up this week. 294 this week compared to 268 last week.  Most of those closing probably happened on Monday and Tuesday the last 2 days of the month.  These next 2 weeks might be unusually more active with buyers wanting to close before school starts.  Buyer usually try to close the end of the month so they bring less money to closing.

Contracts accepted this week were down.  254 this week compared to 278 last week.  We should see an increase next week with all the new listings from this week.  More listings to choose from which is great for buyers still looking.

Homes that are selling as a short sale also saw contracts accepted this week.  3 this week compared to 4 last week.  We are happy to continue to see low numbers on these homes.  Prices have increased with low inventory and so many homeowners are able to sell at what they owe or more so we are not seeing so many selling as a short sale.  Now they will be submitted to the lender to see if they will also accept contract as written.

Learn about the different types of loans and the process so when you talk to a loan officer to get pre approved for a loan you are ready with good questions to ask.  This is the first step before looking for a home.  You will need a letter from a loan officer showing what you qualify for when you find the right home.  It will be submitted with your offer so sellers know that you qualify for their home before they will accept it.

If you are a veteran you will need to know the requirements and process for getting a VA loan.  This might be a good time for you to use your benefits.

It is always a good idea to see what is out there that might help you with down payment or closing costs when you are purchasing.  There are a lot of programs out there.  It might be worth it to take some time to take a look.  Some communities also offer help.  You might also want to go to the community website you are looking in.

Do you know where the current interest rates are?  Your credit score will determine what you are offered.  Your loan officer might be able to help you to bring up your score so you get the best interest rate.
