10 26 2019 market update Fox Valley.  New listings of single family homes were significantly down this week.  216 this week compared to 259 the week before.  Not helpful for buyers that are still out looking.  It is still worth taking a look to see if one of them are the kind of home you have been waiting for.

Closed single family homes were slightly up this week.  171 this week compared to 167 the week before.  They should be up next week for the end of the month.

Contracts accepted this week on single family homes were very consistent this week.  196 this week compared to 193 the week before.  Even though the new listings of single family homes slowed down this week, the buyers out there ready to buy stayed consistent.  They did not slow down this week.

Not all homes that are listed sell.  They might need too much work and are not priced right.  Also, not all contracts that the seller accepts close.  Some of them do not get passed home inspection and attorney review period.  You need a good REALTOR® and real estate attorney that explains the process of the home inspection and expectations and can negotiate issues that come up.

10 19 2019 Market update Fox Valley.  We are having gorgeous weather right now here in Illinois.  Fox Valley market is still moving along. New listings of single family homes this week were down slightly.  259 this week compared to 275 the week before.

Closed listings of single family homes were consistent this week.  167 this week compared to 165 the week before.  Numbers should go up as we get closer to the end of the month.

Contracts accepted this week were very consistent. 193 this week compared to 192 the week before.  Buyers are still out there looking.  If you price your home according to location and condition it should sell.  If not you will need to lower price or start fixing it up.  Not everyone looking wants to take on projects.

Short sales accepted by sellers this week were still low.  5 this week.  1 each in Batavia, Bristol, Naperville, St Charles/Campton Hills and Sugar Grove. Now they will be submitted to the lender to see if they will also accept.

Sellers accepted contracts this week that are contingent on the buyer closing on their current home.  6 with a kick-out clause of 72 hours and 12 with 48 hours.

Not all homes that come on the market sell.  Some of them cancel the listing or they either need to adjust price or make some updates.  Paint does wonders!

Contracts accepted does not mean they will close.  The majority of them do but some of them might run into issues with the home inspection that they can not come to an agreement.  Sometimes when they do a more in-depth credit check things show up that can’t be resolved in time.

10 12 19-market update Fox Valley.  New listings of single family homes was down this week.  275 this week compared to 291 the week before.  Season is changing and so is the market.  Things are still happening but at a little slower pace.  This might work out well for buyers that had a hard time competing with other buyers for a home.  Sellers need to make sure you are pricing your home right from the beginning.

Closed single family homes were also down this week.  165 this week compared to 235 the week before. It is the beginning of the month  and most buyers want to close at the end of the month.

Market update Fox Valley-April 6 2019.  The market continues to improve.  New listing this week were up.  415 new single family homes listed compared to 351 last week.  As you can see, if you are looking for a home above $200,000 you have a better chance of finding something that fits your needs.  If you are below that you have to look a little harder or expand the communities that you are looking in.

Short sales this week were similar to the week before.  9 this week compared to 8 last week.  4 were in Naperville this week, 2 in Aurora and 1 each in Bolingbrook, Plano and Yorkville.

Sellers accepted contracts this week that are contingent on the Buyer closing on their current home.  9 with a kick-out clause of 72 hours, 6 with 24 hours and 4 with 24 hours.

Contracts were also accepted by Sellers that the Buyer still has to sell their current home and close before purchasing.  3 with a kick-out clause of 72 hours and 4 with 48 hours.

Market update Fox Valley-March 9 2019.  Spring market is here and pretty consistent so far. 327 new listings of homes this week compared to 344 last week.

  • January total new listings of homes-878
  • February-1,032
  • March so far 671

We are only 9 days into March and look at it compared to January.  We are on our way at passing up the totals for February as well.

Closed homes this week were down but that is to be expected with the beginning of the month. 131 this week compared to 243 last week.

The numbers should increase as the month continues. You do not want to miss this market if you are wanting to sell this year.  It is time to get your home on the market.

Contracts accepted this week were higher than last week.  267 this week compared to 224 last week.  Increased inventory really helped with these numbers this week.

We are definitely passing up January numbers and are already passed the halfway mark with February numbers.  March should be a fantastic month if new homes continue to come on the market.  Inventory of homes to show buyers has been an issue for the last couple of years.

Market Update Fox Valley-March 2 2019.  Spring market is here!  We went into high gear this week.  344 new listings of homes this week compared to 261 last week.  January saw 878 new listings of homes, February saw 1,032 and this week 344.

Closed listings this week were also up.  243 this week compared to 120 the week before.  Most of those were the end of the month of February.  January saw 407 closing for the whole month, February saw 465.

Contracts accepted this week were up slightly up.  224 this week compared to 218 last week.  There are more homes on the market now to view so these numbers should go up next week.  You need to be ready to go just in case you find a home.  Your pre-qualifying letter should be no more than 30 days old.   If it is, contact your loan officer to update it.

Consistent describes the market this last week.  261 new listings this last week and 265 the week before.  The market is increasing as we head into Spring market though.  So far January had 878 New listing and February 1,032 and we still have 5 more days to go.

Closed listings this last week were also consistent.  120 this week compared to 118 the week before.  January there were 407 closed listings of homes and so far this month there have been 465.
