Fox Valley market update July 27, 2019. New listings were down this week. 346 new listings of single family homes compared to 383 the week before. No holiday but people are on vacation and getting ready for school to start.

Contracts accepted this week were just slightly down. 259 this week compared to 284 the week before.

Keep in mind that not all contracts that get accepted close. Some issues might come up that buyer and seller do not come to an agreement. Some might come back on the market and then get another contract that does close.
Short sales are still very low. 3 were accepted by seller’s this week compared to 2 the week before. 1 each in Montgomery, Naperville and Sugar Grove. Now they will go to the lender to see if they will also accept.
Sellers’s accepted contracts this week that are contingent on the buyer closing on their current home before purchasing. 4 with a kick-out clause of 72 hours, 17 with 48 hours and 2 with 24 hours.
Contracts were also accepted by seller’s that are contingent on the buyer selling and closing on their current home before purchasing. 5 with a kick-out clause of 72 hours, 6 with 48 hours and 1 with 24 hours.
