Fox Valley market update May 25 2019. New listings of single family homes were slightly lower this week. 402 this week compared to 438 the week before.

We have 1 more week to go. This is a holiday weekend so we will see how this week goes. Sometimes holidays are slower and others see more activity.
Closed listings of single family homes were also slightly lower. 236 this week compared to 246 the week before.
Closed single family homes so far in 2019 by the month:

- April-790
- May so far-1,095
May is showing the most closings of single family homes so far. Next week will bring these numbers up even more with the end of the month when most Buyers want to close.

Contracts accepted this week of single family homes was slightly up this week. 337 this week compared to 307 the week before.

This gives you an idea of closings to come. March contracts accepted shows you why May closings are up. This month’s closings will probably close the end of June or in July. May is already above the other months and we still have a week to go.

Short sales accepted of single family homes by Sellers doubled this week. 4 this week compared to 2 the week before. These are still lownumbers. There was 1 each in Batavia, Bolingbrook, Plainfield & St Charles/Campton Hills.
Sellers also accepted contracts that are contingent on the Buyer closing on their current home. 12 with a kick-out clause of 72 hours, 17 with 48 hours and 4 with 24 hours.
Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home. 5 with a kick-out clause of 72 hours and 5 also with 48 hours.
