New listings of homes this week were slightly higher than last week. 326 this week compared to 292 last week in the Fox Valley area. Homes that had contracts accepted and closed this week were also slightly higher than last week. 326 this week compared to 296 last week. Sellers that accepted contracts this week Fox Valley August 5 2017 were slightly higher than last week. 257 this week compared to 253 last week. It does not seem to be letting up. These numbers would be higher if there was more inventory.
Contracts accepted that were selling as a short sale were lower than last week. 3 this week compared to 7 last week. This continues to be a good trend away from the short sales.
Sellers accepted contracts from buyers this week that are contingent on the close of the buyers home. The buyers have accepted a contract on their home and are purchasing another but need to close on the home to purchase. 9 this week with a kick-out clause of 72 hours, 17 with 48 hours and 3 with 24 hours.
Contracts were also accepted from sellers that the buyer still needs to sell their home. Either it is already on the market but no contract yet or still needs to put their home on the market. 6 with a kick-out clause of 72 hours, 8 with 48 hours and 2 with 24 hours.
If another buyer would come in with an offer the current buyer would have the amount of hours agreed to to waive contingency or back out. You will definitely need to consult with your real estate attorney and loan officer in this situation and talk about your options. It would be good to talk to them before entering into this situation in the first place either as a buyer or a seller.
