Activity this week Fox Valley April 29 2017.  We are at the end of the month so this week the closing are higher than last week which is to be expected.  Last week there were 217 Closings and this week 294 in the Fox Valley area.  New listings were down a little bit from 358 last week to 330 this week.   Low inventory continues to be an issue in most areas.  This week we had our Capitol Conference in Springfield and the REALTORS  I spoke to from all over the state were saying the same thing.  They were very busy working with buyers but that there is low inventory.  Here is the communities with the most activity this week:

Buyers

Buyers you need to be patient when looking for a home.  When a listing comes up you need to be ready to go look right away so you don’t miss out.  You might be up against multiple offers when you do find the right home.   Preparation is very important.  Make sure your pre-qualification letter is no more than 30 days old or have your loan officer update it.  Make sure to go over the contract with your agent so you know what is in it and talk strategy so when the right home comes along you are confident on your offer.  Ask for a market analysis of the area to see what is selling and for what price and condition.  Go to CFPB to get information about the process of owning a home.  The more information you have the more confident you will be.  We know this is a big investment and want to help you through the process that is why it is important to have an agent represent you.  Check out Down Payment Resource to see if there is anything that will help you.

Sellers

Sellers yes prices have come up but don’t get carried away with pricing your home.  Look at the comparables that your agent shows you and price right from the beginning.  Your property still has to appraise out if the buyer is getting financing.  Even if a cash offer comes in they still might ask for an appraisal to make sure they are not paying too much.  Get rid of objections before you list your home.  Take the extra step to take care of repairs that need to be done.  We will show you an estimate of expenses to get to closing.  It will also need to be updated when an offer comes in when you know what a buyer is asking for.  If you don’t have a real estate attorney we can make recommendations to you so you can contact them and choose who you think will be the best one for you to work with.
